While the owners of 54 properties made changes in structures or carried out additional construction after obtaining occupation certificates (OC), the remaining three have been running commercial activities — like gyms, salons and showrooms — on their residential premises, DTCP officials said on Tuesday.
These properties are located in Sushant Lok 1, 2 and 3, DLF 1 and 3, South City 1 and 2, Ansal Esencia, Ardee City, Palam Vihar and Emerald Hills. The action comes in the wake of frequent complaints against these errant property owners by local residents.
District town planner (enforcement) RS Batth said, “The property owners have violated the terms and conditions of the sanctions granted to them under the Haryana Development and Regulation of Urban Areas Act 1975. Some have carried out additional construction or altered building structure after obtaining the OC. Others were found to be operating commercial activities in residential units.”
As per the Act, no person shall erect a building in a colony, which is not in accordance with approved plans, the DTP said. Through the notice, the property owners have been directed to immediately stop commercial activities on their premises and bring the building in conformity with the approved plan.
“The property owners have been directed to submit a written reply along with the approved building plan regarding the contravention and appear in person at the DTP office on September 28. Also reply to showcause notice as to why the unauthorised construction and alteration should not be ordered to be removed and initiate legal action against you,” read the notice.
Last month, around 100 residential properties in DLF Phase 5 were served restoration orders by the enforcement wing of the DTCP for violation of building norms. The orders followed showcause notices to the owners of those buildings, who had failed to furnish satisfactory replies.
